Transactional HistoryThe quality and robustness of Location's previous development projects has attracted investment funds from a number of well respected New Zealand and offshore Institutional property investors such as New Zealand Guardian Trust, Property for Industry, Westfield Trust, the Dominion Property Fund and AMP Henderson Global Investors. More specifically, one of Location's primary business focuses is on working alongside corporate clients in a consultative role to assist them to analyse / understand their accommodation requirements and then to deliver an appropriate solution, in a cost effective and timely manner. Some examples of such transactions include:
Location assisted Bridgestone / Firestone executive management in auditing their space requirements and then were responsible to deliver the final accommodation facility, in a joint venture with AMP Henderson Global Investors who remain the ultimate end owner of the development. As part of this turnkey package, Location also assumed full liability for Bridgestone's then current lease obligations on their previous head office in Great South Road, Newmarket.
This approach was successfully adopted nine years ago with Penguin Books (NZ) Limited, culminating in Penguin moving into new design-build premises in North Harbour. This process required Location purchasing their existing premises and an analysis, recommendation and delivery by Location of a new building solution that met their future property needs.
The most visible outcome of this new direction has been the completion in 2007 of our award winning Zone23 development in Mt Eden, Auckland. Incorporating two levels of commercial office studios (of 7,500m2) that forms a platform for 25 Maisonette style two and three bedroom apartments, the design brief was to create an iconic building with a strong semi-industrial aesthetic. A feeling of inclusiveness has been created whilst offering a sense of community to commercial and residential occupants alike.
Location spent approximately fifteen months in a similar consultative role with Dick Smith Electronics Limited, in which Dick Smiths' operational need for a new head office / warehousing facility was jointly analysed.
Location completed 8 years ago, a new head office / distribution facility for the Estee Lauder Group of Companies at Mt Wellington. Again, in this instance, a large amount of time was expended in the early stages to analyse and confirm Estee Lauder's operational requirements so that an efficient solution could be designed, constructed and delivered by Location to the client. |
