The Employers and Manufacturers Association (Northern) Inc appointed us as their exclusive development partner for their Employment Campus in Newmarket.

“We wanted to future proof the site so that it continues to meet our own growing demands, while at the same time make it an appealing address for tenants,” Kim Campbell, CEO of the EMA explains.

Another key factor was that the EMA could continue to work in the space while construction was being done.

An initial market review and audit on marketing opportunities highlighted the need for a higher than normal car-parking ratio (the total number of car spaces would end up at 81 across 4 stories, with consent for an additional two levels to bring the number to 129).

We recommended an extensive redevelopment. We also recommended taking a full Development Management Role, delivering the concept at a fixed price and to agreed specifications. This also meant there was less risk to the EMA throughout the whole process.

The Employment Campus was delivered in four stages.

  1. Construction of a 4 storied, 81 space car park building.
  2. Developing the commercial property on Khyber Pass into a four storied office with adjacent conference/training and café facilities for the EMA.
  3. Identifying the Real Estate Institute of New Zealand as potential owner/occupier for the existing EMA office and acting as facilitator between the EMA and REINZ.
  4. Building a new 4 storied office to sit alongside EMA’s office and conference centre to attract tenants looking to benefit from being associated with the high profile address.
