After an extended gestation period of some seven years, Location, in conjunction with Auckland City (previously North Shore City Council), secured a Resource Consent in late 2011 to allow for the construction of a comprehensive, mixed use development on the former Gasometer and current Baby Factory sites in Central Takapuna.

Changes arising from the Global Financial Crisis and the subsequent economic repercussions in this country have caused Location to rethink the development concept, resulting in a similar mixed use concept, but of a significantly less scale.

Incorporated within the Merge now, will be ground floor retail (incl. supermarket), five levels of carparking (totaling 750 spaces) to be operated by Council as a public facility, two floors of office accommodation and 90 residential maisonettes/apartments, together with appropriate on site carparking.

Following a series of timing delays due to various economic/ political issues, Location decided to sell its intellectual and property interest in the project to one of New Zealand’s preeminent retailers, who will assume all development risk going forward. Upon completion, this party will occupy a substantial part of the ground floor retail component as an owner occupier.

Location still retains an option to “step back in” to the project once underway and assist with the delivery of the retail, office and residential components.
